Quick answer: A virtual office in Thanh My Tay is a real address in the riverside corridor of Ho Chi Minh City that you lease in order to register your company’s head office, branch, or representative office, with the right to display your company signboard and a service that receives and forwards your mail. It’s legal under Article 42 of the Enterprise Law 2020 — and Vietnamese law does not prohibit several companies from registering at the same lawful address, nor does it cap the number.
Here’s what actually matters. The risk isn’t how many companies share an address. It’s the quality of the address. An address with fifty registered companies, a staffed reception, and individual signboards is far safer than one with three companies where nobody collects the mail. Sections 3 and 4 show you how to tell the difference — including how to check an address’s history yourself before you sign anything.
Golden Star’s address here: Floor 38, Park 7 Tower, Vinhomes Central Park, 720A Dien Bien Phu, Thanh My Tay Ward, Ho Chi Minh City — VND 550,000 per month (about US$21).
1. WHAT A VIRTUAL OFFICE IS, AND WHY IT’S LEGAL IN VIETNAM
1.1. Definition
A virtual office is a service that leases you a real address to use as your company’s registered address, along with the minimum administrative services that address needs in order to function: the right to display your signboard, and the receipt and forwarding of your correspondence.
You get a complete legal address for your Enterprise Registration Certificate, invoices, contracts, and bank file — without paying for floor space you won’t occupy.
1.2. The legal basis
Article 42 of the Enterprise Law 2020 requires a company’s head office to be located within Vietnamese territory, to serve as the contact address of the enterprise, to be identifiable by administrative boundaries, and to have a telephone number, fax number, and email where applicable.
Not required by law
Required by law
That you own the premises
An address inside Vietnamese territory
That you lease an entire property
Identifiable by administrative boundaries
That you be the only company at the address
That the company can actually be reached there
That staff be physically present all day
—
The head office is a contact address, not a mandated place of production. That’s the foundation of the entire model.
1.3. Addresses that will get your file rejected
Residential apartments in condominium buildings. Point c, Clause 8, Article 3 of the Housing Law 2023, in force since January 1, 2025, prohibits using a condominium apartment for any purpose other than residential. The penalty under Point e, Clause 1, Article 70 of Decree 16/2022/ND-CP runs VND 20,000,000 to VND 40,000,000 — the rate for individuals versus organizations is determined under Article 4 of that Decree — plus a forced measure requiring residential use to be restored.
This matters here specifically. Most of Thanh My Tay’s building stock is residential, and many foreign residents live in it. The exception: in a mixed-use building, registration is permitted in the portion zoned and approved for commercial, business, or office use. The test is the legal function of the specific floor area.
Also rejected: addresses that can’t be identified by administrative boundaries, and addresses already flagged as high-risk by the tax authority — the subject of Section 4.
- 1.4. Obligations that continue after registration
- Display your company signboard at the head office, branch, representative office, and business locations — Clause 4, Article 37 of the Enterprise Law 2020
- Stay reachable by mail at the registered address
- Cooperate with tax authority verification of your operating status
- Register any change of head office within 10 days
Registration procedure follows Decree 168/2025/ND-CP, effective July 1, 2025.
1.5. Terms you’ll meet
Term
What it actually is
Ward
The smallest administrative unit in the city, and now the only level between your address and the city itself.
Enterprise Registration Certificate (ERC)
Your company’s founding document. It carries your registered address.
Investment Registration Certificate (IRC)
A separate approval most foreign investors need before the ERC.
Signboard
A physical sign bearing your company name at the registered address. A legal obligation, not marketing signage.
Business location
An operating site, registered separately from the head office.
2. WHERE THANH MY TAY IS, AND WHY COMPANIES REGISTER THERE
2.1. A name that didn’t exist two years ago
Thanh My Tay Ward is a new administrative unit, operating since July 1, 2025 under Resolution No. 1685/NQ-UBTVQH15 dated June 16, 2025. It was formed by merging former Wards 19, 22, and 25 of the old Binh Thanh District. Area roughly 4.4 km²; population roughly 153,000.
One distinction worth noting. The old Binh Thanh District is now five wards: Gia Dinh, Binh Thanh, Binh Loi Trung, Thanh My Tay, and Binh Quoi. So there is a separate ward literally named “Binh Thanh” — and it is not Thanh My Tay. Writing the wrong one on a filing gets the file returned.
2.2. Where it sits
Thanh My Tay runs along the west bank of the Saigon River, covering the Dien Bien Phu and Nguyen Huu Canh axes — the routes connecting downtown to the bridges toward Thu Thiem, where the city’s new financial district is taking shape. It borders the central business district on one side and the river on the other.
In practical terms: close enough to downtown that a client meeting is a short ride, far enough out that the cost structure is entirely different.
2.3. Why companies want an address here
- A modern riverside skyline with recognizable towers — which reads very differently from a residential lane when a bank, a corporate customer, or an overseas partner looks you up
- Opposite Thu Thiem, where the new financial center is being developed
- Strong connections to downtown, the airport, and the eastern corridor
- A dense population of young companies — technology, e-commerce, media, consulting, services
That density is precisely why the question in Section 3 matters most here.
3. SEVERAL COMPANIES AT ONE ADDRESS: WHAT THE LAW SAYS
Nearly every foreign client asks this, and most industry articles answer it in one dismissive sentence.
3.1. The short answer: permitted, with no numerical cap
Vietnamese law does not prohibit several companies from registering their head office at the same lawful address, and sets no limit on how many.
Article 42 of the Enterprise Law 2020 imposes four requirements: the address is inside Vietnamese territory, identifiable by administrative boundaries, serves as the company’s contact address, and has contact details. Nothing about exclusivity.
This is also the only workable rule in practice. An ordinary office building has dozens of tenant companies; a commercial complex has hundreds. A one-company-per-address rule would make the entire office leasing market impossible.
3.2. So why do people worry?
Because two separate questions get collapsed into one.
Question one — how many companies are at an address. Not a legal issue.
Question two — whether the address actually functions. This is the issue, and it has nothing to do with the number.
The tax authority does not count companies at an address. What it does is verify whether a company is present at its registered address, by the mechanism in Section 4.1. An address with fifty companies, a reception desk collecting mail, and a signboard for each company passes that verification easily. An address with three companies and a locked door does not.
3.3. Each company’s own obligations remain separate
Sharing an address doesn’t mean sharing obligations. Every company must still:
Display its own signboard at that address — Clause 4, Article 37 of the Enterprise Law 2020. This is why “can I put up a signboard?” is a mandatory question for any provider.
Receive correspondence addressed to its own name
Have someone available when the tax authority conducts verification
Remain individually responsible for its own tax filings and obligations
3.4. The real risk: inheriting an address’s history
This is the part few people know, and it is the genuine risk of a shared address.
If an address has a history of companies declared “not operating at the registered address,” it becomes a flagged address in the authorities’ records. For a new company registering there, the consequences are:
The registration file gets closer scrutiny and takes longer
The probability of a physical verification visit rises above normal
In bad cases, the file can be refused
You did nothing wrong — but you inherited the address’s history. This is why choosing the provider matters more than choosing the neighborhood.
4. WHERE THE RISK ACTUALLY SITS — AND HOW TO CHECK AN ADDRESS YOURSELF
4.1. The mechanism everything turns on
Under Article 17 of Circular 86/2024/TT-BTC, when the tax authority mails a document and it comes back because nobody received it or the address doesn’t exist — or when a taxpayer fails to file after a second notice — the taxpayer moves to a status of “pending verification of operating status at the registered address.” The tax authority then coordinates with the commune-level People’s Committee and the police to verify the premises in person and record the findings. If there is no signboard and nobody present, the company is declared “not operating at the registered address.”
What follows arrives all at once: e-invoices can no longer be issued, so you can’t invoice customers; tax returns can no longer be filed while obligations keep accruing; no amendment to the enterprise registration can be processed; the company is published on the tax authority’s public list; and revocation of the Enterprise Registration Certificate may be requested. Even voluntary dissolution is blocked — under Clause 3, Article 14 of the same Circular, a company in this status must first attend its managing tax office to complete its obligations and terminate its tax code.
For a foreign-invested company the damage runs further: blocked invoicing and a public non-operating status complicate profit repatriation, audit sign-off, and reporting to the parent.
The 2026 enforcement climate. Under Official Telegram No. 18, issued by the Tax Department on July 13, 2026, tax offices were instructed to deal with 325,500 enterprises not operating at their registered address that owe tax, and 291,962 enterprises that ceased operations without completing dissolution. From July 1, 2026, tax authorities may request bankruptcy proceedings against companies owing tax that abandoned their registered address more than three years earlier.
Read that mechanism again. Three things decide the outcome: someone receives the mail, a signboard is displayed, someone is present during verification. None of them is “how many companies use this address.”
4.2. Seven questions to ask before you sign
If a provider gets vague on questions 2, 3, or 7, that isn’t a virtual office service — it’s someone selling you a line of text.
4.3. How to check an address’s history yourself
You can do this before signing, without asking anyone’s permission:
Step 1 — Look up companies registered at the address. Vietnam’s National Business Registration Portal allows searches by company name and tax code. If the provider names a few companies currently registered there, you can check their status.
Step 2 — Check the tax authority’s public list. Taxpayers declared not operating at their registered address are published on the tax authority’s website. This is the source for checking inherited-history risk.
Step 3 — Go there in person. The cheapest and most effective check available. If you arrive and see no signboards and nobody at a reception desk, you have your answer — and it’s exactly what the tax officer will see when they arrive.
Step 4 — Ask to see a sample agreement. Check which administrative unit name it uses. If it still says “Binh Thanh District,” or mistakenly says “Binh Thanh Ward” for an address in Thanh My Tay, the provider is working from an outdated template and isn’t tracking legal change.
5. THE PROBLEMS FOREIGN COMPANIES RUN INTO HERE
5.1. Most of the building stock is residential
Many foreign residents live in this corridor and assume they can register a company at the apartment they occupy. The file is rejected; if the registration was already made, the exposure is VND 20–40 million plus a forced relocation.
5.2. Landlords won’t permit business registration
Ordinary residential leases don’t allow it, and landlords are often reluctant to trigger rental income tax obligations. Many who agree still won’t release proof of their rights to the premises, leaving your file without supporting evidence.
5.3. “Outside downtown is cheap” is out of date
Rents along Dien Bien Phu and Nguyen Huu Canh have risen substantially. For a team of three to seven working flexibly, rent plus deposit, management fees, utilities, and furniture is still a large fixed cost with no matching benefit.
5.4. Writing the wrong ward name
“Binh Thanh” is still the name in everyone’s head. It’s easy to write “Binh Thanh Ward” for an address that actually sits in Thanh My Tay. Each supplementary request costs about a week.
5.5. Nobody in Vietnam receives the correspondence
The structural vulnerability of foreign-owned companies, and the one that connects directly to Section 4.1. A founder abroad won’t know a tax notice was delivered and returned. By the time the problem surfaces, the verification process may already be underway.
5.6. Buying a line of text
The largest risk of all: no one collecting mail, no signboard permitted, a thin agreement, and nobody to respond when the tax authority arrives.
6. THE SOLUTION: GOLDEN STAR’S VIRTUAL OFFICE IN THANH MY TAY
6.1. What’s included
a) Use of the leased address to register a company and establish your head office, branch, or representative office address.
b) The right to display your own company signboard, satisfying Clause 4, Article 37 of the Enterprise Law 2020.
c) Golden Star receives your correspondence and notifies you immediately by email, phone, and SMS.
d) Golden Star forwards mail and documents to any address you name, including outside Vietnam (postage payable by the client).
e) You receive your own visitors at the leased premises.
f) A complete document pack — a properly drafted lease, proof of the lessor’s lawful right to the premises, and every document written as “Thanh My Tay Ward, Ho Chi Minh City.”
6.2. How Golden Star answers the seven questions in Section 4.2
#
Question
Answer
1
Legal function of the address?
A working office, not a residential apartment
2
Own signboard permitted?
Yes, an individual signboard for each client
3
Who receives mail, and how are you notified?
Golden Star staff receive it; you’re notified the same day by email, phone, and SMS
4
Proof of lawful right to the premises?
Provided in full within the signing document pack
5
What entity, operating how long?
Golden Star Accounting and Consulting Company, operating since 2009, Business Registration Certificate No. 0308929524
6
Address history?
This is Golden Star’s own operating office, not an intermediary address
7
Who deals with the tax authority?
Golden Star’s licensed accounting and tax practitioners
That’s the crux. This address is a working office of a licensed professional firm, not a mail drop. When the tax authority arrives to verify, they find a business at work.
6.3. Practical points for clients based outside Vietnam
Documents. Your lease and service agreement are issued in English alongside the Vietnamese version. The Vietnamese version is what gets filed; the English version is what you read before signing.
You don’t need to be in Vietnam to start. The address can be arranged and the document pack issued remotely. Some later steps — certain bank onboarding procedures, and filings requiring the legal representative — may need your presence or a properly executed power of attorney. We identify which is which before you book travel.
Language. All correspondence with you is in English. When something arrives from the tax authority in Vietnamese, we translate it and tell you what it means and what you need to do.
Payment. By international bank transfer. Fees are quoted in Vietnamese dong; USD figures here are indicative.
Time zone. We work Indochina Time, UTC+7, and confirm urgent matters by email.
6.4. How it works
Step 1 — Consultation on which address fits your structure, business lines, and filing. Step 2 — Agreement and document pack, written with the current ward name. Step 3 — Filing: enterprise registration, investment registration, initial tax registration, e-invoice, and digital signature. Step 4 — Ongoing protection: signboard displayed, correspondence reported the same day, professional support during verification.
7. BENEFITS OF USING THE SERVICE
7.1. An address that passes verification
Signboard, staff on site, records available — the three things the mechanism in Section 4.1 actually looks for.
7.2. No inherited-history risk
This is Golden Star’s own operating office, not an intermediary address whose past you can’t control.
7.3. Fixed costs drop sharply
From about US$21 per month, replacing rent, deposit, management fees, utilities, internet, furniture, and reception.
7.4. A lawful address with no Housing Law exposure
Commercial premises, not a residential apartment.
7.5. Documents with the correct ward name
“Thanh My Tay Ward,” not confused with Binh Thanh Ward — so your file isn’t returned over an address.
7.6. Tax correspondence never missed
Same-day notification by email, phone, and SMS.
7.7. Your own signboard displayed
Individual to your company, at the registered address.
7.8. An address that reads well
A modern riverside tower makes a different impression on banks, corporate customers, and overseas partners than a residential address does.
7.9. One provider for address, accounting, and tax
Bookkeeping, tax declaration and finalization, refunds, payroll, social insurance, e-invoicing, and digital signatures.
7.10. Licensed professionals beside you during inspection
When the tax authority verifies your address or asks for an explanation, licensed practitioners handle it.
8. WHO THIS SUITS — AND WHO IT DOESN’T
Suitable for:
- Foreign investors establishing a company, branch, or representative office in Vietnam
- Technology, e-commerce, media, consulting, and professional services companies with distributed teams
- Regional groups adding a Ho Chi Minh City address
- Companies currently using an address they have doubts about
- Trading businesses using third-party warehousing
- Small and medium businesses optimizing fixed costs
Not suitable, or only partly:
- Business lines whose licensing conditions attach to physical premises — manufacturing, warehousing, food processing, education and training, healthcare
- Investment projects whose described scope includes production or storage, where the project location must be premises appropriate to that use
For these, the head office can still be a registered address while the operating location is registered separately at the facility. That’s often the right structure, but it has to be planned before you file. We review your intended business lines at the outset.
9. FEES
Package
Purpose
Monthly fee
Standard
Head office, branch, or representative office address
VND 550,000 (about US$21)
Investment / FDI
Company address and investment project location, or representative office of a foreign company in Vietnam
VND 880,000 (about US$34)
USD figures are indicative and depend on the prevailing exchange rate.
Why the second tier costs more. Not a better address — more documentation. An investment registration file must evidence the project location, which may be established by a valid copy of documents on land use rights, a valid copy of the location lease agreement, or other documents establishing the right to use the location.
Not charged: premises deposit, management fee, utilities, fit-out.
Quoted separately: bookkeeping; tax declaration, finalization, and refunds; payroll and social insurance; corporate and tax legal advice; contract drafting; e-invoicing and digital signatures; work permits, temporary residence cards, and visas for foreign personnel.
Charged at cost: mail forwarding, per postal tariffs.
10. OUR ADDRESSES IN HO CHI MINH CITY
10.1. Thanh My Tay — riverside corridor
Floor 38, Park 7 Tower, Vinhomes Central Park, 720A Dien Bien Phu, Thanh My Tay Ward, Ho Chi Minh City (before July 1, 2025: Ward 22, Binh Thanh District)
Best for technology, e-commerce, media, consulting, and foreign-invested companies wanting a modern, internationally recognizable address without downtown cost.
10.2. Tan Dinh — central Ho Chi Minh City
No. 9 Phan Ke Binh, Tan Dinh Ward, Ho Chi Minh City (formerly District 1)
Also Golden Star’s own head office, permanently staffed. Best for consulting, legal, accounting, financial, insurance, and trading firms.
10.3. Hiep Binh — eastern corridor
No. 1, Street 18, Hiep Binh Residential Area, Hiep Binh Ward, Ho Chi Minh City (formerly Hiep Binh Phuoc Ward, Thu Duc City)
Best for logistics, transport, construction, materials, and distribution businesses.
All three are offered at the same fee.
11. WHY CLIENTS CHOOSE GOLDEN STAR
11.1. A licensed accounting and tax agent firm, not a space broker
Operating since 2009 — Business Registration Certificate No. 0308929524, issued May 29, 2009 by the Department of Planning and Investment of Ho Chi Minh City — holding both a Certificate of Eligibility to Provide Accounting Services and a Certificate of Eligibility to Provide Tax Procedure Services.
11.2. The address is a working office
Not a mail drop. When the tax authority verifies, they find a business at work — the decisive difference in the mechanism in Section 4.1.
11.3. All seven questions have clear answers
See the table in Section 6.2. We encourage you to ask those exact seven questions of every provider you’re considering, including us.
11.4. Documents with the correct ward name
“Thanh My Tay Ward,” per Resolution No. 1685/NQ-UBTVQH15.
11.5. Business lines reviewed before you register
We tell you where a registered address won’t carry what you intend to do.
11.6. Bilingual support and one provider across the lifecycle
Company formation and investment registration, accounting, tax, payroll, work permits and residence cards for foreign staff, tax code restoration, and proper closure if needed.
12. WHAT YOU GET
✔ A lawful head office address in Thanh My Tay, compliant with Article 42 of the Enterprise Law 2020 and clear of the Housing Law 2023 prohibition ✔ An address that passes verification — signboard, staff, records ✔ No inherited-history risk from an intermediary address ✔ A document pack with the correct ward name, so your file isn’t returned over an address ✔ Your own company signboard displayed at the registered address ✔ Someone in Vietnam receiving your tax correspondence, sharply reducing the risk of being declared not operating at your registered address ✔ Fixed costs of roughly US$21 per month with no deposit, management fee, utilities, or fit-out ✔ Business lines reviewed before registration ✔ A single provider for address, licensing, accounting, tax, payroll, and foreign personnel ✔ Licensed practitioners beside you whenever the tax authority inspects or asks a question
13. FREQUENTLY ASKED QUESTIONS
Is it legal for several companies to register at the same address in Vietnam?
Yes. Vietnamese law does not prohibit several companies from registering their head office at the same lawful address and sets no numerical limit. Article 42 of the Enterprise Law 2020 requires only that the head office be a contact address inside Vietnamese territory, identifiable by administrative boundaries.
Then what is the risk of a shared registered address?
Not the number of companies, but the quality of the address: whether someone receives the mail, whether a signboard is displayed, and whether anyone is present when the tax authority verifies. There is also inherited-history risk if the address has a record of companies declared not operating there.
How can I check whether an address has a bad history?
Look up companies at the address on the National Business Registration Portal; check the tax authority’s published list of taxpayers not operating at their registered address; and visit in person to see whether signboards and staff are actually there.
Where does Thanh My Tay Ward come from?
It was created on July 1, 2025 under Resolution No. 1685/NQ-UBTVQH15, formed by merging former Wards 19, 22, and 25 of the old Binh Thanh District.
Is Thanh My Tay the same as Binh Thanh Ward?
No. They are two separate wards. The old Binh Thanh District is now five wards: Gia Dinh, Binh Thanh, Binh Loi Trung, Thanh My Tay, and Binh Quoi. Writing the wrong one on a filing gets the file returned.
How much does a virtual office in Thanh My Tay cost?
VND 550,000 per month (about US$21) for a head office, branch, or representative office address; VND 880,000 per month (about US$34) where the address also serves as an investment project location or as a foreign company’s representative office.
Can I register my company at my apartment here?
Not if it’s a residential condominium apartment. Point c, Clause 8, Article 3 of the Housing Law 2023 prohibits non-residential use, and Decree 16/2022/ND-CP sets a penalty of VND 20–40 million plus forced restoration of residential use.
Can I display my own signboard?
Yes, an individual signboard for your company. Clause 4, Article 37 of the Enterprise Law 2020 makes it an obligation, and it’s the primary evidence of presence during verification.
Do companies using a leased address get inspected more often?
Verification is triggered by specific events — returned correspondence or missed tax filings — not by the form of the address. What matters is that the address can respond when verification happens.
Will I get the documents in English, and do I need to travel to Vietnam?
Documents are issued in English alongside the Vietnamese version. The address can be arranged and the pack issued remotely; some later steps, including certain bank procedures and filings requiring the legal representative, may need your presence or a power of attorney.
Can I open a corporate bank account with this address?
Yes. The address on your Enterprise Registration Certificate is your legal address for all transactions, including bank account opening, initial tax registration, e-invoicing, and digital signatures.

A virtual office is a service that leases you a real address to use as your company’s registered address, along with the minimum administrative services that address needs in order to function: the right to display your signboard, and the receipt and forwarding of your correspondence.

|
Term |
What it actually is |
|
Ward |
The smallest administrative unit in the city, and now the only level between your address and the city itself. |
|
Enterprise Registration Certificate (ERC) |
Your company’s founding document. It carries your registered address. |
|
Investment Registration Certificate (IRC) |
A separate approval most foreign investors need before the ERC. |
|
Signboard |
A physical sign bearing your company name at the registered address. A legal obligation, not marketing signage. |
|
Business location |
An operating site, registered separately from the head office. |

6.2. How Golden Star answers the seven questions in Section 4.2
|
# |
Question |
Answer |
|
1 |
Legal function of the address? |
A working office, not a residential apartment |
|
2 |
Own signboard permitted? |
Yes, an individual signboard for each client |
|
3 |
Who receives mail, and how are you notified? |
Golden Star staff receive it; you’re notified the same day by email, phone, and SMS |
|
4 |
Proof of lawful right to the premises? |
Provided in full within the signing document pack |
|
5 |
What entity, operating how long? |
Golden Star Accounting and Consulting Company, operating since 2009, Business Registration Certificate No. 0308929524 |
|
6 |
Address history? |
This is Golden Star’s own operating office, not an intermediary address |
|
7 |
Who deals with the tax authority? |
Golden Star’s licensed accounting and tax practitioners |
